This product type typically comes in one of two key configurations. Whether it is Individually Platted lots (which allows homes to be sold later) or "Detached Apartments" on one contiguous parcel, both can fill a distinct need in the market.

MASTER PLANNED COMMUNITIES

Stand Alone or Master Plan Segmentation

These neighborhoods can be built as a stand-alone community or as a way to diversify product offerings in a master plan. The attraction for renters is the ability to have not only a yard and an attached garage, but to experience quality schools, amenities and other benefits of master planned living.

Increasing interest in rentals and sales

In some cases, master planned communities that are experiencing stagnant sales can introduce this product option as a way to allow residents to "test drive" the community before making a purchase decision. This can lead to increased interest on both rentals and sales, without fear of cannibalization.
